James is the best realtor we could have asked for. Throughout the entire process he was extremely friendly, knowledgeable, and took the time to answer any questions we had. James has a thorough understanding of the home buying process. During the touring and inspection phase, James came prepared with his own questions and notes. He wasn’t afraid to speak up to the construction manager or the inspector to ensure nothing was missed and that we had a full understanding of every aspect of the home. During the buying process he was an excellent negotiator and served as a fantastic resource for us as we went through the closing process. We’ve already recommended him to friends, and I would highly recommend James to absolutely anyone looking to purchase a home in the Houston area.

When my wife and I decided to build a new home, we knew we needed an experienced individual to help guide us through the process. This was the second home we built from the ground up and I didn't want the experience of our first build to be the same with this new home. With our first build, we didn't use a realtor, and now looking back, I feel we didn't get the best deal. I knew that I needed to partner with New Home James! James Potenza is truly one of the best in the business, especially for building new homes. He first showed us new communities in the area we were interested in and evaluated all the builders with us. He is extremely knowledgeable with each builder's construction style, floorplans, and options. He guided us to which builders were the most reputable and which to possibly steer clear from. We decided to build a Shea Home in beautiful Meridiana. He was with us as we decided which options to include and getting us a fantastic deal on a new construction build. He helped negotiate a fantastic price to get the home of our dreams in a cul-de-sac with no rear neighbors. I believe if we did not have James with us, we wouldn't have been able to get such a fantastic price on our new home. While we were building, we lived in Louisiana and James regularly visited the construction site. From the foundation pour to the last paint brush stroke, he was there for all of it. He would regularly send pictures and videos of major updates and help us communicate concerns we had with the construction manager. James is very knowledge about the construction process and pointed out things that the builder was doing very well to help protect our home from possible wind storms. He also caught the things the builder needed to address, which they did. I would highly recommend anyone who is interested in building a new home, or even buying an inventory home, to have the great representation that New Home James offers. You want to have someone who cares about your best interest and to get you what you want in your new home without settling. Call New Home James today!!!

We couldn't have been happier with our experience with James as first time home buyers. James listened to what we wanted, fielding all of our questions, and always gave us the information we needed in a very timely manner. We ran into some complications with our lender, and James handled the situation with poise and professionalism. He guided us towards another lender whom he had extensive experience with, and we were able to close. I truly believe had it not been for him, we might not be sitting in our first home today. While James has extensive knowledge over new construction, he was able to share his expertise around builders, housing materials, and construction in existing homes that we would never have known about without him. I would direct anyone who is looking to buy a home in Houston to James. He was delightful to work with.

If you're reading this review trying to find the best realtor in the area, stop looking, you've found him! James helped us find a great house twelve years ago, when we first moved to Texas, then another one, then sell one of those just recently, and each time it was very comforting to know we were in good hands. His expertise, trustworthiness, availability to answer questions, negotiating skills and years of solid experience related to the area, the market, building features, schools, neighborhoods, etc. are just something you can't substitute. We would, and will, recommend James to anyone.

We were out-of-state buyers looking to purchase a new construction home. We discovered James on YouTube where he inspected homes in various phases. We were drawn to James because he's very knowledgeable. Working with James was a very positive experience. He responded promptly to our emails, calls and texts. He addressed all our concerns. He taught us what to look for in a home and explained why they were good and bad. He went above and beyond by being our eyes and ears and being present on our behalf for the inspection, final walk and more. The home we ended up purchasing checked all our boxes and was well within our price range. We're looking forward to working with him when we buy another property.
