“We started this process with the promise that we would have help staging the house. No staging help took place. The original listing for the house was not loaded correctly and was only caught by myself and my wife. The listing was incorrect for about 4 days. The listing photos did not highlight the best attributes of our property, such as the lot size and extras purchased for the property. Communication was primarily through text, she would not respond to phone calls and always seemed to be busy when we texted her. She was also slow to respond, sometimes texts were returned after several hours or the next day. We were provided comps for the property when we went to list the house. The comps she provided supported a certain list price of X. When we went to list it at X, she had a bit of a panic attack on the phone and STRONGLY RECCOMENDED us not to list it at the price of X. My wife and I ended up listing the house for less than X. In the end, though, we got X for the final sale price of the house. ”

Moreover, we implemented additional strategies that led to the buyers paying over asking price, which is a remarkable achievement, especially in a area where homes typically sit for months with multiple price reductions. Your home sold at the top of the market, despite similar properties selling for substantially less. To ensure your home was presented attractively to potential buyers shopping online, we invested in digital staging for every room, allowing buyers to visualize the property's potential. Additionally, the listing photos used were carefully selected to highlight the best features and included extra details, such as lot size measurements and proximity to local amenities. We made sure to provide descriptive text for each photo to capture any attributes that might not be immediately apparent to buyers by looking at a photo alone. We understand that communication is vital, and we primarily rely on text messaging and email to stay in touch with our clients. Rest assured that we respond promptly to messages, even during non-business hours. However, during the period you were on vacation, we faced delays in hearing back from you, which impacted our ability to progress on certain matters. When comps are provided weeks before the home is ready to list as was in your case, they are subject to change as we get closer to the list date, as recent sales affect the data that we use to price homes. As part of our commitment to keeping you informed about the current market conditions, we make suggestions based on the most recent data to guide our clients effectively. We genuinely care about your satisfaction and success, and our actions are driven by this dedication to provide accurate data. In addition to the points mentioned earlier, I would like to bring to your attention another significant aspect of our services. During the process of preparing your home for sale, we discovered that the builder had provided inaccurate square footage data for your property. Through meticulous examination, we identified an extra 150 square feet that had not been accounted for previously. By rectifying this error and listing your home with the correct square footage, we were able to maximize its value. As a result, you received an additional $22,304.79 in profit. We take pride in our attention to detail, as this discovery was crucial in ensuring you received the full potential value for your property. This is just one example of how our commitment to thoroughness and market knowledge can significantly impact the outcome of a sale. We consistently go the extra mile to uncover opportunities that benefit our clients, and we are pleased that our efforts resulted in a substantial increase in your overall return.
