Alright, here it goes.

Listen, the market is INSANE right now. Homes that are properly priced and have "the pretty" are flying off the market, sometimes as soon as they come on!

What does this mean for you?

Well, as a buyer it means that you better make sure you have your pre-approval in the email inbox of your realtor, you already sat down and worked out what monthly payments would look like if you went forward with the price point you're pre-approved for. And just a quick tangent, if you'll allow, make sure to include PMI insurance, allowance for HOA fees, and other monthly fees.

It means that AS SOON as you see that home in morning email that you receive, you are ready to go see it that same day and give the green light to submit a good solid offer.

Take advantage of Facetime or Zoom calls if you cannot go that same day, ask your realtor if they can send you a video of the home, just whatever you do, DO NOT "sleep on it." More than likely, that home will have multiple showings and could potentially be in a multiple offer situation. If your realtor tells you that there's multiple offer, DON'T panic. Take a deep breath and write down the following: 

  • Does this home have the location we want?
  • Does this home have the updates we want?
  • Does this home fall within the price we want to stay in?

If the answer is yes to at least two of those. You may move forward. Make your best offer!  I just realized that this is taking over what was suppose to be a short blog for both buyers and sellers, so text me your questions! I'll continue this one next week with a focus on buyer's perspective.

Hey seller, thank you for skimming through that and now let's get real.

Did you actually declutter as much as you could?

Decluttering and getting the home to show in the best light is crucial. Take the personal touches down, like those super cute photos of your family. I know, it's hard but having art replace those very personal photos allows the potential buyers to imagine themselves living in the home. 

Now we have to talk about social media.

POST. THAT. HOME. ON SOCIALS.

Seriously, social media rocks. Embrace the virtual world and make sure your realtor is taking PROFESSIONAL photos of your home. I just showed a home in which my buyer client literally couldn't believe it was the same home from the photos because the photos just didn't do the home justice. 

Stand out by having your agent create a professional video walk-through. It's 2021, video IS everywhere. 

& last but not least, listen to the market. If the home has GREAT photos, is being shared all over social media with an awesome video walkthrough, but you're still not getting any showings or interest. It MAY be a pricing issue. Talk to your realtor, truly listen. They want you to sell your home too!

Of course there's a lot more that can be said and done, but for now those are just some of the top things that stand out.
