Hi Friends!

Welcome to my 'maiden post!'  There are so many topics to cover, and after much thought I decided to go with what I know best, hands down, and that is my own backyard.  The community that I personally live in (in 2nd home there since 1994), Clear Creek Forest, is a rural development in Magnolia, offering large home sites, and various amenities.  

Originally developed by Mitchell Development Corporation of the Southwest, in the late 1970's and early 1980's, CCF consists of 14 sections.  It is HUGE!  Sections 1-9 lie within Waller County, and the remaining 5 sections, which include Section 10-13, and the Estates of Clear Creek (originally developed as section 14), are located in Montgomery County. 

Each section features recorded deed restrictions.  Some sections do not have any organized property or home owners' association, however, deed restrictions may be enforced without one.  The deed restrictions in all sections do not have expiration dates.  Amenities are available in some sections, but not all.  For instance the pool in the photograph is in Section 12, and use is only available to those property owners.  Those sections with an HOA or POA, feature maintenance fees, and opportunities to serve your community.

There are so many nuances from section to section, that if you are attempting to navigate a move to CCF, a local expert is your best bet.  The desire for more elbow room, and mature trees, is the most common enticement to this particular area.  Despite the explosion of growth in the Magnolia area, Clear Creek Forest has remained surprisingly unspoiled.
