Welcome home to 5407 Chenevert - located in the heart of the Museum District, sits this modern/contemporary home custom built by award winning architects. Was a featured home on the 2017 Houston Modern Home Tour. The exterior is Hardi cement board, metal siding, membrane roof and IPE wood.
This home was built with a Rainscreen. A rainscreen is an exterior cladding infrastructure that sits away from a building’s outside wall’s weather-resistant barrier, creating an air cavity directly behind the cladding that helps to protect the buildings important weather-resistant barrier. Keeps moisture away!
Beautiful IPE wood gate and stone make for an impressive and welcoming arrival for your friends and family. Mail slot on the left empties into a bin in the garage. 
Gorgeous backyard oasis! Relax and enjoy this Zen atmosphere. Crushed stone, rocks and greenery abound!
After Winter Storm Uri, all of the landscaping has green growth! Just behind the metal planter, featuring an herb garden, is the spot for your outdoor BBQ. Currently there is a grill there and it has electricity as well.
Artistic Pools built this saltwater pool, which features a water bench, sun deck, robot, 3 water spouts and an umbrella holder. There is space by the pool equipment that is plumbed for a gas heater if desired and/or a generator.
EPI wood bridge over the pool gets you to the paved seating area for al fresco dining! The birds of paradise are popping up along the pool!

Here you can see more of the exterior materials. The metal siding and Hardi cement board. This Hardi board looks very similar to stucco, but not all of the maintenance!
The second floor balcony is just off of the primary bedroom.
The entry foyer features a built in shelf that is actually hiding the air return vent. 
From the foyer, you come straight into the fabulous kitchen, with white quartz and walnut end grain custom butcher block countertops. Concrete flooring and LED lighting are wonderful features. However, you rarely need to turn the lights on during the day, as there is an abundance of natural light.
Just past the kitchen is the dining area, with a small nook under the staircase. And then on to the living room. First floor features 10' ceilings. 
You have to see it to believe it! Super little reading nook. And, you have a great view of the pool from here! Another window with lush greenery. Just adjacent to the bottom step is a large storage closet. It looks like a wall, but it's there!

The living room has a custom gas fireplace with remote (and back up battery), wall of windows with a motorized shade. Behind the wooden cabinets on the left is the TV and storage. Small window in the back adds a cozy flare! Living room rug will stay.
The windows are double pane Ram windows. To the left of the floating stairs, you can see a window that has an abundance of greenery with a custom metal screen.

Take notice of the architectural details, recessed base (no baseboards!), frameless windows and doors, and beautiful concrete floors.
And back to the kitchen! Storage galore! The backsplash is Ann Sacks dimensional tile. The door to the far right leads to the mud room/pantry, full bath and garage.
So clean and sleek! Do you see the Thermador 18" built in freezer column with ice maker and 30" built in refrigerator? They are the white panels amongst 2 white paneled pantry cabinets. The house also has a whole house carbon water filtration system.
This is truly a chef's dream kitchen! The island features a huge stainless steel sink, more custom cabinetry by Poggen Pohl and a 24" Thermador Sapphire custom panel dishwasher. The 2 large sliding doors are bi-parting, and what you can't see is the remote controlled Phantom screen. It's amazing! You can't even tell it's there when it's down.
The range is a Capital Culinarian Series 60" Professional Gas Self Clean Range with rotisserie, grill and griddle. The vent is a Vent A Hood 60" Premier Magic Lung wall mounted liner with custom panels and make up air. All cabinets and drawers are soft close. Trash/Recycle bin is motorized to open.
Such a great area to cook and entertain family and friends!
Now we will move through the kitchen to the mud room, full bath and garage.
Upon entering the house from the garage, you have a drop station on the right where you can hang bags, coats, etc. And below the bench is storage for shoes. The mud room also has additional pantry space, as well as a lot of storage! The Marvel beverage center is in a handy location.
Look at all of that storage!! Through the garage door, you will find the tankless water heater, a sink, the mail storage bin, and a door leading out to the small area behind the house.
This is the first floor full bathroom with a Duravit sink, wall hung toilet and mirror with frame lighting, penny tile and shower with a wand and rainhead. Convenient to have this on the first floor for guests and close to the pool.
Now we are up the floating stairs to the second floor where the 3 bedrooms are located, as well as the utility room (across the hall from this room and features a full drainage system for the washing machine). That is a wall of closet space! And it has an ensuite bathroom. Just behind is a window looking out to the pool area.
This is the ensuite bathroom connected to the first bedroom you come to. Porcelain tile flooring and shower with a window and wand & rainhead. This bathroom also has a separate pocket door, as it would be the one closest to the third floor.
This is the middle bedroom, which is currently used as an office. Great flex room - office, bedroom, home schooling, TV room. The small door on the right leads to the AV system, which is staying with the house. 
There is conditioned attic space accessed from this room, with tons of storage! There are two UVPhotoMax signature series whole house odor and airborne microbial/germicidal lights, one per HVAC unit. These decrease airborne bacteria, viruses and mold.
This is the ensuite bathroom for the second bedroom/flex room. This bathroom has a tub for soaking, as well as the rainhead and wand. Porcelain tile flooring and quartz countertop. 
The primary bedroom is huge with the additional sitting area. French oak wood flooring and crisp smooth white walls. The balcony is large and a great place to have coffee in the morning.

From this angle, you can see down the hallway, which has bookcases on either side of the entrance to middle bedroom/flex room. The doors slide wide open, and cover the bookcases. The first bedroom is down on the right and utility room down on the left. Second floor ceiling height is 9'

The primary bathroom is amazing! Another Duravit mirror with a light frame. Two wall mounted faucets with one large basin, wall hung toilet, mini wave tile backsplash, shower with wand and rainhead. Closet is to the right, as well as a beverage nook.
Great way to start the day with your coffee bar!

What a closet! This closet is 16' x 11' and is very well laid out. Lots of custom storage!
There is so much natural lighting in this house. And now we will leave the primary bath and head up to the third floor! 
The third floor features a lounge that could also be used as a media room, office, workout room, etc. The rug will stay, or can be removed so you can see the gorgeous French oak wood flooring. Kitchenette in the back complete with a sink and mini fridge. 
The 3rd floor lounge has 10' ceilings, built in surround sound speakers and LED lighting. 
The 3rd floor has a recessed ductless cooling and heating system, separate from the 1st and 2nd HVAC systems. Great place to watch movies and sports!

And the third floor terrace! The terrace is 16.6' x 14' so can hold a lot of outdoor furniture. Beautiful at night with all of the lights and sounds of the city.
