Description

The Langley Ranch is a prime property located in city limits of Cross Roads. This ranch has investment potential for future development and currently utilized for agriculture. The property is one of the few remaining rural tracts of land in this area south of Highway 380. There is road frontage on two sides with some utilities already in place. The annual property taxes are approximately $40 with no taxes for the City of Cross Roads. Approximately 95% of the ranch is pasture consisting of mostly bermuda grass with loamy class 2 soils. There are some mature oak and other trees lining the boundaries. Mustang Special Utility District has a 4” water line along on the west side of Potter Shop Road and a 2.5” water line along the north side of Tipps Road. South of the property approximately 3/10 of a mile is an 6” water line at the intersection of Potter Shop Road and Millcreek Road. There is one small pond on the east boundary.
