About David Atkins

As a premier real estate advisor, David B. Atkins has targeted his efforts towards some of Houston's most exclusive inner-loop neighborhoods such as West University, Bellaire and the area surrounding Rice University. He has made it his goal is to ensure he gives 110% to each of his clients and his Client Feedback rating on HAR is a testimonial to his work ethic. David has been featured on the front page of the Business section in the Houston Chronicle regarding his staging warehouse full of furniture and accessories that help to present his clients' properties in their finest light. This unprecedented service helps to sell homes quicker, 54 days faster than an un-staged home per National Association of Realtors. Coupled together with innovative marketing, unwavering energy and unparalleled market knowledge, these ingredients that David brings to the table have proven to be the secret of his tremendous success.

It is important to know that selling a house isn't just placing a sign in the yard and waiting for a buyer to stumble upon it, states David. He has mastered the wisdom from the 20th century and intertwined it with the latest technology of the 21st century. As quoted by a recent client, I learned of him by the great experience of a prior neighbor. He exceeded my expectations! Statistics have proven that he sells a home faster and for a higher price than other Realtors.

When a buyer is ready to purchase a home, David takes the time to listen to their needs, desires and dreams. He does a masterful job of informing his clients about the most current market trends, as well as historical data of the areas of interest. And once a client has found their ideal home, he invests an abundance of energy into placing his clients in the most optimal position to negotiate the best terms both prior to the execution of a contract and after inspections.

2021 was a banner year for this outstanding professional with yet another HBJ award. David has made the coveted Houston Business Journal Top 25 list for Total Sales Volume and Top Luxury Sales Price Average numerous times during his career with his first time appearing on the list in 2015. Also in 2021, for the eighth consecutive year, his sales volume ranked him as the #1 Realtor for the 77030 zip code, which is the area surrounding the Texas Medical Center and Rice University. In years past, David has had the honor of serving as Director for the Texas Association of Realtors as well as serving for numerous years on the Houston Association of Realtors Board. As a current member on the Board of Directors for Houston Children's Charity, he has been blessed to continue with his passion towards, not just philanthropy, but giving back to the city he loves, which helps to set a lasting example on his children by teaching them what it truly means when he proclaims, It is better to give than to receive. When David is not sharing his infectious optimism and expertise with his clients, you will find him investing time making memories with his wife, Lisa, his son, Benjamin, and his daughter, Ava.

David is a fantastic and knowledgeable agent who steered me and my wife in the right direction on our recent home purchase in West University. Like many attorneys, I can be a difficult and exacting client. I have the bad habit of porting from my practice the same demands placed on me regarding responsiveness, detail orientation, and client service. For most agents, this would be a complete nightmare scenario. But David handled the client relationship with grace and truly impressive professionalism.

Importantly, David has a keen eye. He notices things about homes that other agents miss. He has a great instinct about how a home will trade based on factors material and immaterial to the homes value (current and potential). He has a strong sense of pricing and relative value on million-dollar-plus homes and can direct a discerning buyer to make a smart decision based on that buyers unique objectives.

For me and my wife, we wanted a home in a great school district, within walking distance of restaurants and shops, and at a /sf that was more commensurate with normal market conditions. In spring 2021, when everything was flying off the market in a day at bubbly prices, this was a real challenge. But David figured it out. While we hadnt considered West U, David directed us to a home in the eastern portion within walking distance to Rice Village, zoned to West U Elementary, and trading at a /sf that was, in my view, at least 20% undervalued and would trade up to market value with some basic remodeling. The inspection report was surprisingly clean, and now my wife and I life in a wonderful home (and can afford to customize it to our liking) in a wonderful neighborhood zoned to a wonderful school within walking distance to great shops and restaurants, all at a price that left us with funds left over and a nice equity cushion should we ever need to move (not that we plan on it).

I am emphatically positive about Davids role in all of this because had he not had a good read on me, and had he not understood the client-home fit was right and worthy of advocating for, I likely would have passed on my home and West U because of facial, aesthetic issues that we are now actually excited to remodel. David got me to see the light and realize something about what I wanted in a home that I wouldnt have but for his savvy eye, understanding of the market, and understanding of his clients wants/needs (perhaps better than his clients understand their own wants/needs).

I offer David my highest recommendation. He will not steer you wrong. If youre looking to buy (or sell), call him today.

David was an ideal realtor to help with the sale of our home. All of his recommendations came after thorough analysis, and my husband & I had great confidence in his advice. He staged our home, had beautiful photos and descriptions on HAR, plus he helped coordinate all repairs prior to an expedited closure. I will be recommending him to all my friends. I learned of him by the great experience of a prior neighbor. He exceeded my expectations!
