|Median Price on the Rise, Houston Still Among Nations Most Affordable|
HOUSTON (July 19, 2004) Houstons property sales in June broke records as they reached the highest number of sales
ever recorded in a single month. According to the Houston Association of REALTORS® Multiple Listing Service, property
sales, consisting of single-family homes, townhomes, multifamily, country homes, high-rise properties, lots and new
homes listed on the MLS, topped out at 7,415 last month. Additionally, year-to-date sales for 2004 grew to 34,848, up
14.6 percent compared to last years total of 30,413.
During June, the median price of a single-family home in the Houston area also rose to record-breaking status, reaching $143,120, the highest median price ever recorded. This is only the fourth time Houstons median price has surpassed $140,000.
The median is the price where half of the homes sold for more and half sold for less.
It is natural to see a gradual appreciation of home values over time, said HAR Chairman and Stewart Title Chief Economist Ted C. Jones, Ph.D. This is part of what makes real estate such a great investment. But despite the increase in median price, the fact remains that Houston still ranks among the nations most affordable major metropolitan cities.
The national median existing home price was $183,600 in May, according to the National Association of REALTORS®.
All listing categories combined, Houstons overall market showed an increase across the board including sales, available inventory, pending sales those listings expected to close within the next 30 days and overall total dollar volume. Months inventory, however declined.
