Paige Martin: 4 Surprising Hedwig Village Houston Real Estate Trends

4 Surprising Hedwig Village Houston Real Estate Trends

This upscale neighborhood of Hedwig is among the six independent cities that comprise Memorial Villages and is just a few miles west of Downtown Houston.

Its tree-lined streets, ranch style homes, and elegant mini mansions that beautifully blend in country living and upbeat charm made the community one of the most sought after neighborhoods in Houston.

This demand for Hedwig Village homes for sale caused its gradual real estate growth in recent years.

4 Key Hedwig Village Houston Real Estate Market Trends

1.  Median sales price of Hedwig Village homes for sale netted a 142% appreciation in the last ten years.

This desirable city west of Houston is one of the impressively performing markets in the region today with its 10-year real estate market performance.  From $737,500 in 2005, its median sales price jumped to $1,787,500 in 2014 – a whopping 142% increases in just ten years.

2.  Average price per square foot doubled in ten years.

The strength of Hedwig Village Houston’s real estate market is also evident in its average price per square foot, which doubled from its 2005 value of $225 to its 2014 value of $368. This is an impressive 64% price change.

3.  Land prices continue to increase at an unprecedented rate.

Along with the average price per square foot, land prices also continue to jump even if some of the properties are not as large as the lots sold in Piney Point.  Lot prices rose by 143% from $21 per square foot in 2005 to $51 per square foot in 2014.

4.  Property values Hedwig Village tend to fluctuate.

Over the years, properties in Hedwig Village experience fluctuations due to the differences in the size, location, age, and style of homes. Older properties sold as lots are cheaper and pull the prices down, while elegantly updated homes are more expensive and pull the prices up.

Despite this, Hedwig Village Houston real estate presence remains strong.

“Paige Martin is the best Houston realtor I have worked with. In recent years I worked with other realtors, as I looked for a new home either under-construction, a resale or new build. Others don't compare to Paige. She is knowledgeable about the market, listened and responded to my needs, and provided solid advice. She represented us when we chose to build and helped us get great value. And, she advised us in preparing our old hold for sale. It sold quickly, closed efficiently, at a great price.

There is little more to say other than Paige was/is Fantastic! We looked for houses for almost a year and Paige was nothing but patient...showing us house after house after house. Paige was able to get an accurate feel for our like/desires and dislikes...and this allowed us to use our time very efficiently as she did a great job screening the houses we picked from HAR.com and then finding some that we missed. Overall we could not have dreamed of a better experience.”
