Your home is listed for sale and you get an offer! 

Now what?

Other than the purchase price, what should you look for in an offer?

As a seller, getting an offer on your home is exciting And with your home being your largest asset, you likely want to get as much as possible in return- right?! So here are some important things to consider with each offer.

How is the buyer planning to purchase? Cash or finance?   And Knowing how strong the buyer's pre-approval is… is important. because, while cash may appear as King, it doesn't always give you the most negotiating power. Your realtor should Weigh both the pros and cons between a financed and an all-cash transaction with you.

Next- How much money is the buyer putting down in earnest money to secure their offer? Usually, a higher than standard earnest money deposit indicates that the buyer is more serious about the purchase.

What contingencies are attached to the offer? The more contingencies a buyer places with their offer, the more chances they have to walk away from the purchase. so You may wanna consider an offer with fewer contingencies.

Here’s an important one- What does the closing timeline look like? Everyone's situation while selling is a little different. Some are already out of the house so sooner is better and some may need time to pack up and close on their next home. You should choose an offer with a closing date that fits your needs.

And finally, work with a trusted agent that will make sure that you understand the contract. That means knowing what your expectations are as the seller in regards to fees- what you’re expected to pay for, responsibilities, and deadlines that you need to meet.

You should also know what can be expected from the buyers, their inspections, financing deadlines- all that.

There are a lot of moving parts so being fully informed on everything will help facilitate a smoother transaction and minimize the chance of snags.
