If you have been thinking about selling your house but you aren’t sure where to start, I will help! We will schedule a time to meet and talk about local market conditions, what you’d need to do to get ready to sell, what you could potentially make on the sale of your house, and what the process would look like. I’ll explain a bit more in depth below about each of those steps.  

Local market conditions: I’ll walk you through what the real estate market looks like at a very regional level and even specifically within your neighborhood. An example of this could be a company is opening a new HQ nearby and they’re going to be moving in 35 new employees in the next 3 months, as your local expert I have insight into potential economic changes.    

Getting the House Ready to Sell: I’ll walk the house like a potential buyer would. I’ll look for any cosmetic repairs that might need to be done, maintenance issues, and I’ll offer tips and ideas on how to get the house looking its very best. I usually suggest people have the front yard tidied and the house cleaned by professionals.  

Sellers Net Sheet (The $$):  I’ll bring what is a called a comparative market analysis or CMA which will show you homes like yours that have sold within the last few months. This will help you get an idea of value range on yours. I’ll take the value estimate and create a sellers nets sheet for you. The net sheet takes sales price- selling expenses (paying off your existing mortgage, commissions, attorney fees, etc.) and gives you possible profit! As a seller, you’re going to want to know how much you need to make for it to make sense to sell!  

Listing Your Home: Once you’ve decided the timing is right and you’re ready to list, I’ll have a professional photographer come and take the listing photos. We will fill out the paperwork and I’ll explain what happens after you’ve received and negotiated an offer. I’ll handle the marketing of your home and making sure the right audiences see it!
