Homebuyers get nervous during Inspection/option period

Your offer has been submitted to the Listing Agent and you wait patiently for the next couple of hours to hear back. You finally get the call from your Realtor that your offer has been accepted! Congrats! Usually there are a few kinks to work out, some changes that the seller has requested, but you are filled with hopes and dreams about moving into your new home!
After some final documents are revised, initialed and signed, you see that the home status has now shifted from ACTIVE to OPTION PENDING! What an exciting feeling to know that that's your transaction and this will be your new home!

But not yet- now you have officially entered the option period, usually a 4-7 day period where you can back out of the deal if you wanted to. This is your time to get your inspectors in the house, go through every nook and corner with a fine tooth comb, and find out what you probably missed when you first saw the home. You will likely feel overwhelmed by the thick report you receive, filled with pictures and technical terms you may not understand. Plus, since Inspectors are licensed by TREC and are under heavy regulations, every little thing is a possible concern that you may want to get checked out by a licensed specialist. Does your Realtor know how to handle this? Do they know which specialists to bring in, and more importantly, have they used those licenses technicians, HVAC companies, electricians, plumbers, carpenters and mold experts before? Does their brokerage have a long sales history in the area? And most importantly, does your Realtor know how to remedy these issues, what they cost, and how to negotiate with the Listing Agent and the Sellers to get you the best deal possible?

These are the kinds of details buyers hate to deal with- and sometimes they walk away because of the intimidation factor.
