Is an owner qualified to sign a disclosure form when they have not occupied the property for 2-1/2 yrs


All owners must fill out and sign a seller's disclosure form, regardless of how long they have NOT lived at the property. In Texas there are a few exceptions, being elderly and not living in the home for a few years does not exclude them.

Hard copies should be kept if the agent is not comfortable with digital safe keeping methods. I personally use Dropbox to store all my files on the cloud. It sets up as a folder on your computer and just save everything within in an organized manner. more...Posted 12 years ago

Virtual Staging - Is it deceptive? Is it against the Code of Ethics?


I think virtual staging is perfectly fine. I'd have a disclaimer just to be safe. But as mentioned, it's really no different than taking pictures of a home while it's furnished and then showing the property completely vacant.
